Brewers Hill Commons is located in the heart of the historic Brewers Hill Neighborhood, just one
mile north of downtown Milwaukee. According to Brian Columbus, Brewers Hill Commons’ project
development manager, the project will consist of about 300 residential units including lofts, townhomes
and single-family homes. "When all six phases of the project are completed, Brewers Hill Commons
will have developed a vibrant community catering to the sophisticated needs of the new urban market," Columbus
says of the 7.4-acre property set on a bluff, providing unique lake, river and city views.
Sneak Peek
The development is the latest project of Tandem Developers, which is getting ready to celebrate
the opening of Brewers Hills Commons. "We are inviting everybody to our pre-grand opening event
on March 23 at 10 a.m. at our new sales office at Hubbard and Brown streets," says Columbus. "This
event will provide buyers a sneak-peek at the community as well as the opportunity to capitalize on
our pre-grand opening/pre-construction pricing. We suggest that attendees phone us at 414-265-2000
to make reservations." Columbus urges Milwaukeeans to look for announcements of Brewers Hill
Commons’ official grand opening celebration, which will take place later this spring. "This
event will be a fun affair including entertainment, food and grand opening specials. It is not to
be missed." Brewers Hill Commons is designed to capitalize on the city’s growing demand
for urban housing and appeal to Milwaukee’s young professionals and empty nesters that want

Terrific Townhomes
Dincin, along with partner Paul Marks are no strangers to the neighborhood. The team completed Phase
I of the project, 56-unit Cobblers Lofts in August of 2001, which was heralded as an "extraordinary
success." The developers converted the old Weyenberger shoe factory into a distinctive urban
community, the total sellout exceeding $10 million. Concurrent with that project, Tandem started construction
last May on the Cobbler Townhomes; eight, high-end townhomes that are just being completed now. "We
have already sold half of them, but there is still time to customize your home," Dincin says.
Starting at about $279,000 they are two and three-bedroom homes, three stories tall, encompassing
about 2,200 square feet, with balconies, private roof top decks, enclosed patios and an attached two-car
garage." For Phase III of Brewers Hill Commons, Columbus reports that they will be introducing
a second loft building. "It will be another adaptive re-use of the former Weyco shoe factory
and warehouse on the northeast corner of Hubbard and Reservoir Streets, located directly across the
street of Cobbler’s Loft." The building currently is a two-and-a-half story building that
will be developed into a five-story structure with 64 loft residences. "By adding height to
the building," explains Marks, "we will create some dramatic city views overlooking the
river and the Beer Line B." Work will start this year on the second loft building, which will
go on the market at the pre-grand opening on March 23, 2002 along with the townhomes and single family
homes.
Affordable Lofts
The lofts will stand out as a good value, with one-bedroom homes starting in the low $100,000 range.
Balconies and terraces will be offered in selected units, as well as a collection of unique work/live
lofts at the first floor that will offer direct access from the street. The unique third floor units
will feature private rooftop decks. "It will be a great opportunity for young professionals
to own a great unit with a contemporary flair," according to Columbus.
Family Homes
Rounding out the current phase of development are the single-family homes. A total of 17 two-story
homes, modeled in the colonial, craftsman and Queen Anne styles, are to be completed in the next
year.
