Revived Neighborhood Opens New Doors

Brewers Hill Commons, just one mile north of downtown Milwaukee, is set atop a 7.5-acre property on a bluff above the Milwaukee River. The location offers unique lake, river and downtown city views.

A Rich Revival
Dincin and partner Paul Marks are no strangers to the Brewers Hill neighborhood. Last August, the Tandem Developers team completed Phase I of Brewers Hill Commons, called Cobblers Lofts. "It was an extraordinary success," said Dincin, "with total sellout of the 56-unit building."

Shoeworks Lofts will be another adaptive re-use of the former Weyenberger shoe factory. "By adding height to the building," Marks said, "we will create some dramatic city views overlooking the river and the Beer Line B."

A collection of Shoeworks Lofts first-floor homes will offer direct access from the street. "This especially appeals to dog owners and people who have a home office," noted Dincin.

Balconies and terraces will be offered in select units, and third-floor units will feature private, rooftop decks. The maintenance-free lifestyle and security features also appeal to buyers.

These lofts will incorporate all new plumbing and electrical systems, energy-efficient windows, Kohler fixtures and General Electric appliances and will be designed with coveted loft amenities such as hardwood floors, track lighting, large windows and open floor plans. Another unique feature is the indoor first-floor parking.

First-Class Value
One-bedroom loft homes start in the low-$100,000 range. "It will be a great opportunity for young professionals to own a great unit with a contemporary flair," Marks said. The pricing also has attracted the attention of city employees and Milwaukee teachers.

Over 20 different floor plans are available, ranging from 800 square feet to 1,900 square feet. Shoe Works Lofts was just introduced to buyers in March. It is located in the former Weyenberger shoe factory and warehouse on the northeast corner of Hubbard and Reservoir streets, across the street from Cobblers Lofts. Occupancy is planned for summer 2003.

According to Brian Columbus, Brewers Hill Commons’ project development manager, the completed project will have about 300 residential units including lofts, town-homes and single-family homes. The community is designed to appeal to young professionals and empty nesters, and families who want to live and play in the area.

"When all six phases of the project are completed, Brewers Hill Commons will have developed a vibrant community catering to the sophisticated needs of the new urban market," Columbus said. Tandem started construction last May on the Cobblers Townhomes.

"The townhomes sold very quickly. We have already sold 75% of them, but there is still time to customize your home," Dincin said. Starting at about $279,000, the 2,200 square-foot two- and three-bedroom homes are three stories tall, with balconies, private rooftop decks, enclosed patios and attached two-car garages.

Single-Family Homes
Rounding out the current phase of development are 17 new single-family homes modeled in the Colonial Revival, Craftsman and Queen Anne styles.
