Downtown Milwaukee hasn’t seen new-construction single-family homes for some time, but Tandem
Developers will change all that. Seventeen brand new, single-family homes are being built in the Brewers
Hill Commons development.
Designed to blend harmoniously with the Old World charm of the historic Brewers Hill neighborhood,
the homes harken back to turn-of-the-century Milwaukee. Inside, however, they will feature all the
amenities of contemporary living that home buyers have come to expect."This is one of the first ‘urban
infill’ projects of its kind in Milwaukee," said Paul Dincin, co-principal of Tandem Developers. "These
are new construction homes in an established neighborhood."
According to project development manager Brian Columbus, the Brewers Hill neighborhood has changed
a lot in the last few years, appreciating in value as entrepreneurial residents buy fixer-upper
houses and turn them into charming homes. "This pride of ownership has done a lot to stabilize the
community and revitalize the neighborhood," he said.
A Choice of Plans
Two floor plans are available. The Premier is a 1,825-square-foot, two-story layout with 3 bedrooms,
2.5 baths plus a basement, starting at $269,000. The Premier has a "nice, open floor plan designed
for modern living," according to Dincin.
The Grand floor plan is a 2,150-square-foot, two-story home with 3 bedrooms and 2.5 baths with basement,
starting at $299,000. The Grand is more spacious than the Premier and sits on a larger lot.
All the homes will have a front porch, fireplace with mantle, dining room, walk-in pantry, combination
kitchen and family room, spacious master suite and well-appointed bathrooms.
Both plans offer a choice of exterior styling, in Colonial, Queen Anne or Arts and Crafts style
with brick front. "Buyers can mix and match," Dincin said. "No two homes will look exactly
the same.
"It’s really unusual to be able to get new construction homes within the city," said Dincin. "I don’t believe there’s anything else like it in Milwaukee."
Old Shoes, New Lofts
The Homes of Brewers Hill Commons are being offered in conjunction with Shoeworks Lofts, a 64-unit
loft building with indoor parking.
The Shoeworks Lofts offer affordable downtown loft living with great views of the city. Preconstruction
prices for one- and two-bedroom loft homes start at $129,000. "It will be a great opportunity
for young professionals to own a great unit with contemporary flair, for about the same price as renting," said
Tandem co-principal Paul Marks.
First-floor homes feature direct access from the street, and balconies and terraces will be offered
in select units. Third-floor units feature private, rooftop decks.
Shoeworks Lofts is located in the former Weyenberger shoe factory and warehouse on the northeast
corner of Hubbard and Reservoir streets. Just across the street are the Cobblers Lofts, the sold-out
first phase of the Brewers Hill Commons development.
According to Columbus, the completed Brewers Hill Commons will have about 300 residential units
including lofts, townhomes and single-family homes.
"When all six phases of the project are completed," said Columbus, "Brewers Hill
Commons will have developed a vibrant community catering to the sophisticated needs of the new urban
market."
