The developer converting a former Brewers Hill shoe factory into condominiums announced plans Thursday
for additional neighborhood condos, apartments and single-family homes that would eventually total
around 220 residential units.
Paul Dincin, co-owner of Tandem Developers LLC, told the city Redevelopment Authority board that
there's continued strong demand for housing in Brewers Hill, a neighborhood overlooking the Milwaukee
River
just north of downtown.
"We feel very strongly that sales will be brisk," Dincin said. "We look forward to great
things."
Tandem is converting a 67,000-square-foot building at 234 E. Reservoir Ave., formerly used by shoemaker
Weyco Group Inc., into 56 loft-style condos. Dincin said 40 of those one- and two-bedroom units
have already been sold, and that he expects the remaining units to have buyers once the $6 million
conversion is completed by April.
The additional housing would be on the same block as the six-story condo building, and on adjacent
blocks. The entire development would be named Brewers Hill Commons, and the additional housing would
consist entirely of new construction.
"It's always been our plan to create a residential city neighborhood from scratch," Dincin said.
Construction of the first phase of the development would begin in April, Dincin said, with eight
townhouses built on the same block as the newly converted condo building. Those townhouses would be
priced at
around $200,000 apiece, he said.
Also, 20 detached single-family homes would be built on the block bordered by N. Hubbard, N. Buffum,
E. Brown and E. Lloyd streets.
Tandem would build two homes immediately and use them as sales models for the remaining homes. The
houses would range from 1,800 to 2,200 square feet and be priced at $180,000 to $225,000, Dincin
said.
Each house would have three to four bedrooms, two bathrooms and a two-car garage, he said.
The rest of Brewers Hill Commons would be developed in phases and would eventually encompass four
blocks of housing. In addition to the 56-unit condo building nearing completion and the 20 single-family
homes, the development would have 105 townhouses and 38 loft-style apartments.
The Redevelopment Authority voted to grant Tandem a purchase option on the city-owned vacant block
that would house the 20 single-family homes. That option allows Tandem to control the site as it
builds the two model homes and markets that phase of Brewers Hill Commons.
The plans illustrate the continued strong demand for housing near downtown, including Brewers Hill,
where many older Victorian homes have been renovated in recent years.
